Signs Your Concrete Can Be Repaired

If you're seeing any of the following, there's a good chance a repair or resurfacing will solve the problem without the cost of a full replacement:

  • Hairline or surface cracks that haven't spread through the full depth of the slab

  • Minor spalling or flaking on the surface, especially after a rough winter

  • Small settling or unevenness — less than about an inch — where a slab has started to dip

  • Discoloration, staining, or a dull, worn-out finish on an otherwise sound slab

  • Chipped or crumbling edges on steps, curbs, or driveway aprons

  • Cracked or heaved sidewalk panels near a tree root or utility line

When Full Replacement Makes More Sense

Repair isn't always the right call, and we'll tell you when it isn't. A resurfacing or patch job won't hold up if:

  • Cracks run through the entire thickness of the slab, not just the surface

  • There's significant settling (more than an inch or two) from a failed or washed-out base

  • Cracking has spread across a large percentage of the slab rather than a single area

  • The base underneath has failed — you'll feel this as flexing or a hollow sound when you walk on it

In those cases, patching would just be a temporary fix on top of a bigger problem. We'll walk you through both options and the cost difference before you decide anything.

Repair Needs Are Different in the City Than in the Suburbs

In Philadelphia's rowhome neighborhoods, most of our repair calls are sidewalks — often tied to an L&I violation notice — along with front steps and stoops that take a beating from foot traffic and salt.
